Large apartments, all is good except for some roach problems

Pros:
Large square footage, high ceilings, amazing location, some apartments are rent-stabilized which makes them very affordable for the size.
Cons:
This is an OLD building. Ever since moving in 8 months ago I've dealt with a roach problem. When I complained the property manager was responsive and paid for special treatment from exterminator. When that didn't help and I did a lot of research, manager listened to me and got the whole apartment's cracks and holes caulked which helped a lot. I still have to see more roaches than I'd like (more than I personally have ever experienced living in NYC, for others it may be a normal amount). I'm debating whether to stay or not, but with the rent-stabilized price and awesome size, it's hard to leave. I'm still hoping to further reduce the roach problem with more effort. From speaking to other tenants, it seems to be a building-wide problem, though 2 people I spoke to said they completely got rid of the problem. Water pressure is not great, but I've gotten used to it.
Advice to owner:
Get an exterminator that actually uses the real deal gel that gets rid of full roach colonies and eggs. I have a feeling the exterminating company just uses standard gel that roaches have gotten resistant to so they can keep getting paid to come back and exterminate. Do deep treatments across the building and basement more often, not just the spray. Stop solely blaming the tenants, it's clearing a building issue.

Not great but tolerable

Pros:
Super is great. Most people are reasonable.
Cons:
Several people are very loud and disrespectful in lots of ways. Either it's messy loud pets or loud people in general. Landlord is rather hands off, he responds to things but his idea of solving problems is to send stern letters to everyone and blaming tenants for everything when it should be them trying to fix issues more efficiently. For example, roaches infest this building badly. Landlord's idea of pest control is send stern letters imploring folks to sign up for bug spray, but the bug guy only comes at 11am once a month on a wednesday, who the heck is at home at that time? They should be more proactive in solving and being more flexible rather than pass the blame onto the tenants for not being at home during work hours.
