Not What It Used To Be

Pros:
The location is convenient - walking distance to Forest Hills and Austin Street. Zoned schools are above average. Neighbors who have been here 10+ years are friendly.
Cons:
The building has one super who is unable to sufficiently address all apartment concerns in a timely manner. He does what he can but a property this large needs more than one super. Maintenance requests take 30-60+ days to be addressed or resolved, it’s ridiculous. You can’t get in contact with management - their communication is HORRIBLE and nonexistent. There’s lead in the doors/property - management is extremely cheap and won’t fix HPD violations. Inconsiderate neighbors allowing their children to make noise after 11:00pm, tenants smoking in the hallways. Neighbors throwing garbage outside of trash room and leaving open bags of trash on steps.

The property has changed/declined within the past 18 months due to new tenants.
Advice to owner:
Perkins can’t maintain all apartments alone he needs help. Address residents concerns and maintenance requests shouldn’t take over a week to address/fix. Vet tenants better as they’re making living miserable for others. Lastly, there needs to be better communication with management and tenants.

-4th Floor walk-up
-Slow response time from super
-hallways/stairs quite dirty
-slow response time from management, as well as confusing correspondence
-residence were disgusting in the trash room
Advice to owner:
Tidy up common areas, issue-enforce proper trash disposal for residence,

Comfy, clean, minimal problems!

Pros:
Great super, nice neighbors and a pretty courtyard.
Cons:
Rare mouse issue, quickly fixed by super and pest control. Has not been a problem since. Actual owners are total flakes, and never respond to a single message without being prodded 300 times.
Advice to owner:
Be a little more attentive of tenants please

Pros:
Super is a good guy but that’s about it
Cons:
They don’t have the money to pay for the necessary resources to maintain this building. They are cheap. They pay one superintendent to manage all four building. He does his best but there’s no way he can manage 100+ apartments. It took a year to get a working microwave. The washer/dryer has been out for almost six months. There are mice and roaches in and around the building. The trash system is unhealthy and disgusting. It’s like the bare minimum is the bar for NYC landlords.
Advice to owner:
Pick up the phone or email back. It’s so disheartening and disrespectful especially when kids are involved.

Pros:
The Super stays on top of the building maintenance. No one steals packages from mail area.
Cons:
No luxury amenities. No storage, no parking, etc. what they do have is done well enough.
Advice to owner:
Make the side of the property a parking area.

The super is very nice
Pet friendly building
Cons:
It’s a prewar that’s crumbling and the renovations they do are laughable
The management company is impossible to reach for anything
Health hazard because the building is infested with mice and roaches
Advice to owner:
Your investment property is falling apart and depreciating. Hire legal contractors for repairs.

Pros:
-Love the natural light i got in my ground floor apartment
-love the finishes and quality of apartments
-love the area
Cons:
-management unresponsive
-super just tells you hill fix it, sends someone to look at it and poof another week goes by
-ground floor unit is developing a cocaroach issue
Advice to owner:
Please make your super more responsive and attentive to tenants. And don’t raise the rent next year like every other landlord. Gonaa have a bunch of vacancies.
