Unmaintained Beautiful Building

Pros:
Apt has high ceilings, clawfoot tub, newish appliances. Street pretty quiet for the most part.
Cons:
tl:dr: owners don't give a rats ass about the building, probably waiting till it's so messed up they can overhaul & de-rent stabilize

Severe water damage was merely painted over, and after a big rainstorm the paint is bubbling & leaking—almost definitely moldy. Hardwood floors have severe gapping, chunks missing/splinters, no varnish in some areas, very creaky. No screens in windows & they don't seal or lock anymore. Years of sloppy paint jobs has rendered some outlets unusable. Backyard totally abandoned and has trash in it. Half the mailboxes don't work correctly and can be opened from the top, have had mail opened & packages stolen

Extremely minimal insulation I can /hear my downstairs neighbor talking/. Management thinks it's reasonable to show up without warning & is very patronizing. All units supposedly rent stabilized but owners have not been keeping up filing with the DCH so not sure if that could be a problem later. Also has 6 open violations, not 1
