terrible terrible management and terrible apartments

Pros:
in unit washer/dryer. 2 bathrooms with beautiful showers. 3 blocks from the L, one block away from a grocery store and with lots of food options nearby. you get nyc skyline views in some of the rooms. a lady comes in regularly to clean the building hallways. the exterminator comes monthly (you just have to sign up)
Cons:
building is right next to a school so during recess time it is EXTREMELY loud and you can hear children screaming. you can hear all outside noises from inside the apartments. the apartments are just not built well: water damage on the ceiling, the exposed brick wall makes a huge mess with how much of it crumbles off, exposed brick wall also has holes in it that allows bugs to get in, the walls get dirty easily and if you try to clean it the paint comes off, the washer and dryers in each unit are not installed correctly as they shake the entire apartment and we can feel when other apartments are doing their laundry. even with the exterminator coming in monthly, there are still so many bugs and the occasional roach. if you come home late, sometimes there are roaches gathered on the outside steps to the front door. SO MANY PACKAGES GET STOLEN. management has done nothing to try to remedy this. we've asked them to change the front door code and they said no, we've asked to review security footage from the lobby and they say the cameras don't work, and they have blamed the tenants for packages getting stolen. The commercial space in the building throws louuuuuud parties until 4am that shakes the entire building and keeps tenants awake,especially if you're on the second floor. the apartments are not insulated well and do not hold heat or a.c. long so as soon as you turn off the a.c., you feel the weather from outside. the apartments get extremely hot during the summer and freezing during the winter. The toilets clog very easily so you cannot even flush toilet paper. There are not enough garbage cans outside and they said they were going to put out more but never did so, the garbage piles up quickly. One of the apartments had a problem with the walls leaking water???? sometimes the virtual doorman stops working. also con ed prices are absurd in this building for whatever reason, even if you are not using a lot of electricity. honestly there is probably more that i'm forgetting but there are just too many issues. also this management group has had prior legal issues (they used to be called Ink Property Group before switching to Ash Cap Management).

Pros:
Having two bedrooms and two bathrooms plus a washer/dryers in the city is a luxury.
Cons:
We’ve had a bee problem for months and there has been no solution from management. We also had a rat stuck in our wall, and it took multiple days for them to send out an exterminator. Additionally, we can’t run our oven and microwave at the same time because our power/hot water will go off completely. This happened during a major cold front and management didn’t respond for days, while we sat in our apartment that was approximately 20 degrees. Maintenance said it themselves last time they came: “this apartment is built like shit.” Finally, we had a package thief steal over thousands of dollars worth of mail. Tenants asked if the property owner could change the code to enter the building, and they declined. Essentially, they blamed the theft on us residents.
Advice to owner:
Treat your residents how you’d like to be treated

Pros:
Newly renovated. In unit washer and dryer. One block away from a huge grocery store. Right in front of a bus stop. Close to M and L lines. Send workers to clean the hallways and stairs. Send pest control every once in a while.
Cons:
Trash cans overfill easily and they do not add additional bins. Have found the occasional roach. Water pressure sucks and it takes forever for water to heat up. If you take long showers, it will get cold. Intercoms have been broken for months and they do not get it fixed. The apartments get hot/cold very easily depending on the weather. I can get colder than outside sometimes.
Advice to owner:
Add more trash bins. Send the pest control person over more often. Fix the intercom.
