Ultimately not worth the trouble

Pros:
Most of the tenants are phenomenal humans. The location is lovely. New super seems nice.
Cons:
Building changed management in December. New super seems nice and responsive but both landlords (past and present) don’t have probably never even seen the building and are impossible to get in touch with. Backyard is in gross disrepair and a dead tree in the back fell months ago and is precariously balanced on wires (I’m sure 1682 and 1680 landlords will argue over whose problem it is and never do anything about it). Bathrooms in the back of the building have been leaking and flooding from the top floor for months. Violent and abusive tenant lives upstairs and has broken front door three times in the last year (shattered glass And blood everywhere, broken wood frame from being kicked, ruined door handle that actually prevented us from leaving the building until someone came in from the outside)…. Rental history of price increases are questionable at best. Also there’s been a huge increase in rats in the area c/o the huge construction project at the end of the block.
Advice to owner:
Take care of the backyard and tree, respond to your tenants, be better.

Cons:
Super is terrible. Never shows up for scheduled appointments and management is even worse when it comes to communicating this or arranging the appointments. Don’t ever expect any problems you experience to actually be addressed. Lack of hot water, pest problems, extremely old and unkempt building. Garbage is often taken out of the disposal bins and thrown out on the street in front of the building. Keys break in the front doors’ lock because it’s so old and isn’t maintained. The backyard is a complete fire hazard since it’s covered in dying trees and branches that have fallen off from them. Very cheaply renovated and the apartment is literally falling apart little by little. HPD has had to stop by multiple times (as much as 3 times in one month) because they literally address nothing. Terrible place to live.
