Pros:
Our unit was well heated. Great in the winter but felt like a oven in the summer.
The Building is Close to the Subway
The neighbors are usually calm and polite however the barbershop under the building loves to blast music ...so much that we could hardly hear the tv .
Cons:
Besides the fact that we had mouse in the winder and water bugs in the summer, the major issue we had was when we left the unit. The landlord plays it nice and cool when you are a tenant but when you are out, he become a dishonest person. We kept the apartment in good shape and clean (despite the fact that the landlord have us the unit not clean- grease in the oven and on stove, dead bugs in the fridge and mold in the ice cube maker) . When we left, the landlord decided arbitrary to keep $550 out of deposit. This is illegal and I dispute this charge, I talk to him on the phone, then he changed his mind and decide to keep $350. Still illegal and very dishonest from him. 805 Seneca LLC landlord is using your deposit to repair/clean the expected wear and tares of the unit. There was no damage done his apartment. Actually, we gave it back cleaner than how he gave us the place. Maybe he should have paid us for that...
oh and we gave him the apartment 2 days before the end of our lease so he can repaint the unit and put it asap on the market.
I lived in NYC for 10 years and this was the first time this happened to me.
Advice to owner:
Landlords cannot deduct from the security deposit to repair normal wear and tear or the normal depreciation of a property.
