Outdated apartment in an old house

Pros:
* Last house on block - so no thru way traffic and low noise
*1 of 3 apartments- so few in house neighbors
*windows in every room including bathroom
*5 closets with 2 shelved.
* no issues with packages being left on porch
* shared use of backyard
*no issue with trash
*area has been untouched by storms for many years
* 1/2 block from main street - supermarket, laundry are 2 min walk
Cons:
*lazy landlord who only fixes what can not be ignored
*no updates since I moved in 2012 except 2 bedroom windows that were broken and freezing my room in winter. I waited 2 winters for replacements. I have to cover windows in plastic and heavy duty curtains.
A pipe under kitchen sink deteriorated because of age and started to leak on Landlords apartment and that was repaired by a neighbor because they didn't want to pay a plumber.
*heat is inconsistent and have to text consistently to raise the temp
*water temp and pressure is a constant fight with neighbors
*landlord insists you pay in cash and will harass for 1st of the month
*front lock has not been repaired even though we all were getting locked out pre-covid, so I DIY with cardboard as temp fix and it is still that way.
*my hallway light in apt went out 3+ years ago and still no attempt to fix- landlord has commented on string lights in hallway and ignored when I report the light needs repairing.
*wiring in house is old - so if I put on my AC and then coffee maker in kitchen, lights start fluttering then I lose all electric and must have breakers reset in basement which is kept locked.
* bedroom wall isn't insulated well and during winter you can feel the wind come thru
*wood floors are unfinished and you can hear all traffic beneath your feet
*apartment is 1 flight up stairs and all noise from front of house and hallway flows straight in
*apartment was painted before move in with cheap paint that started to peel on doors and horrible trimming color. No update on painted walls since.
*tub and bathroom sink clogged incessantly - no plumber has come, so draino has received a small fortune from me
*no pest control - I have an eco spray that works especially in summer
*noisy/bias neighbors who are constantly sitting outside and sometimes on my stoop.
*small dimensions in apartment- all furniture has to come in pieces or you will be scraping walls and getting it stuck in the apartment hallway. I had to give away my 3 seater sofa that came in 1 piece.
*box rooms, so no open layout. One room is about 12x14 and the second is 12x6.
*no boundaries with landlord- they share personal things and constantly report bills to me, complains about others neighbors in house and neighborhood
Advice to owner:
Perform bi-annual apartment inspections and update accordingly. Paint apartment according to law every 3 years, only speak to your tenants about their concerns with the apartment and nothing else, allow rent to be paid online or with money order/check, listen to complaints and remedy within 48 hours. Fix floors so that noise traffic is minimized and insulate wall so heat can keep apartment warm in the winter. Update electrical asap. Update kitchen and bathroom fixtures and piping. Fix front door lock and add security features like Ring camera.
