I love this building

Pros:
Really love this building. Old funky charm. Old neighbors. Some smokers, some not.
Cons:
There really aren’t many but Don’t come here if you’re of privilege, you’ll ruin the vibe, thanks!
Advice to owner:
More direct contact with people in the building, though it is Covid.

Dirty and unsanitary

Pros:
Water pressure is fine
Cons:
Neighbors constantly smoking in the building and in front of building. Laundromat very very dirty, garbage is kept in the laundry room.
Advice to owner:
Have the hallways be swept and mopped regularly, as it seems they’re cleaned once a month only. Use a better qualified company for the repairs performed, as the existing one is very unprofessional and is doing a poor quality job.

Owner is a slum lord - crumbling plaster walls and leaks and bathtub chips

Pros:
Rent stabilized - don’t pay broker fee it’s illegal, many of the neighbors are amazing, some are downright horrid
Cons:
Hallways in building are dirty, empty hand sanitizer dispenser put in in the lobby around august of 2020, and it is never filled. Smokers smoke by the windows in the common hallways. Preferential rent loophole makes register rent way above the area normal rents, but they give you a “preferential rent price” in the lease which is fairly low but not low enough for the crumbling infrastructure.
Pipes run brown water all the time too.
Advice to owner:
Fix complains from apartments, and clean and wash the main shared floors and stairs and hallways
