Oversells and Under delivers

Pros:
It’s mostly clean and sometimes quiet w amenities
Cons:
I think the super might have a mental disability. poor construction. constant flooding. u will hear people 10 units away. owner Daniel Ilibassi is inconsiderate, disrespectful. tenants are disrespectful. water is undrinkable half the time. the superintendent is aggressive, loud, vicious , disrespectful, abusive, and intimidates tenants in addition to having little to no experience in repair. Building is vastly overpriced for the neighborhood w an average rent btwn $500-700 higher than neighborhood average and for being 10-15 mins from any transit. even comparable newly constructed buildings closer to the city/transit rent for often $300-500 less than this place. under delivers on “luxury” for the price and location.
Advice to owner:
Lower prices and stop being awful and probably stop owning properties on your way out the door

Great Modern Building

Pros:
The team within the building are fantastic. So kind and responsive.
The amenities in the building are great, and you couldn't ask for a better location in Ridgewood.
Cons:
Walls and ceilings are thin, so you can hear neighbors pretty easily. They do not have a no smoking policy, so the smell of weed can be especially offensive.
Advice to owner:
Implement a no smoking policy!!!

Fell short for luxury building

Pros:
Great look. Typical of luxury buildings boxy stick framing. Large windows. Pleasant neighbors for the most part. Gym, game and conference room when empty.
Cons:
Lots of floods due to unlicensed plumbers and electricians during building development. Super was not up to par. A sometimes doorman. Landlord doesn’t treat all tenants equally, ignores maintenance issues and lies a lot. Landlord rented apartments out as Air BnB. Rooftops had blocked views. Not worth the rent paid.
