Gut renovated apartment from hell

We got great COVID pricing and it was gut renovated
Cons:
There was no insulation
We had raccoons living in the walls
We had fleas
The pipes burst twice

The layout of the unit, two full bathrooms, the responsiveness of the management (only for basic repairs).
Cons:
From the day we moved into this building, we were plagued with rats in the walls, and the constant stench of death. Management did send us their exterminator, but he told us that marijuana helps get rid of the dead rat smell and then tried to sell us weed. He also told us that apartments like this would never get rid of the rats in the walls, the best you can hope for is constant treatment. He half hazard cut into our walls and did an awful job patching things up. He left a mess every time he came and refused to clean up - saying that it was our job to sweep up the wall plaster. We also lived with constant mice - we killed at least 15 in our apartment. The unit was very poorly renovated - bugs painted over, messy caulk job, doors that didn't fit the frames, doorknobs installed upside down and with locks on the outside. There is a homeless man who lives in a dilapidated van outside (which is a safety and fire hazard), who targets this apartment building. He tries to enter all the time and has screaming fits where he hits the cars on the block and throws himself on the ground and kicks and hits the pavement. He does this regularly, with his fits lasting up to an hour at a time. This apartment building is also directly across the street from the most radioactive site in all of New York State - The Wolff Alport Superfund Site, which to date has only been temporarily treated, and not fully remediated. The ground soil is contaminated, and three times the normal radiation levels that are deemed safe. Management didn't disclose this, nor did they acknowledge this when it was brought up. Do not let the layout and price fool you, this apartment is too good to be true. Your health is not worth saving a few hundred dollars a month.
Advice to owner:
Disclose the proximity of the superfund site to your tenants. Hire better help - people who don't hit on your tenants or try to sell them drugs.
