Clean/decent building just overpriced for the size

Cons:
Management simply does not manage anything. They don't care about you and will do everything they can to steal your money. Here are a few of the reasons why you should avoid this building at all costs, despite its rent price being so attractive:

- Crocked managers who will refuse to create NEW leases and force you to join another lease — they do so to avoid paperwork and make sure that the deposit is paid between the old tenants / new tenants, so they keep the money.
- My roommate brought a STRANGER to live in our third room and management waited SIX MONTHS to do something about it.
- Expensive portal that charges a $30 fee every time you make a rent payment.
- UNRESPONSIVE management. Mimi, the one who I was in touch with, would never respond to my questions and always pretend to not understand what I asked. I still have nightmares when I think about her.
- The dishwasher was broken from the moment I moved in, it didn't clean anything. The heater and the AC barely worked — only one room at a time could turn it on.
- ROACHES. The infestations was awful and impossible to control.
- Everyone who lives there is young. I'm young (mid 20s), so when I say young I mean freshmen in college who are living alone for the first time. They are loud, they don't clean after their dogs in the shared areas and they scream in the hallway.

Hiddden gem in the building

Pros:
For apartments with multiple bedrooms. This is one of the best buildings in the neighbourhood in terms of space. Too many apartments are being built with rooms that barely fit a bed by greedy owners. Not this building. Most of the bedrooms in 1625 (I’ve seen all the apartment designs as someone who was a long term resident) fit a full size or queen size bed (pushing it with a few bedrooms). There’s free amenities in the form of a gym and a game room. There is also a laundry room and outdoor section and the rooftop is accessible. You are a 5 minute walk to the L&M stop and it’s an 18 minute ride to Union square. In terms of food and entertainment you’ve got so many options. It’s also a rent stabilised building so if you move in your rent will it increase by much over time.
Cons:
When I moved in there was a better sense of community. There was also a live in super and some porters that cleaned the building a few times a week. Now they outsource to a company which means you will not get helped outside of business hours. The building does not get cleaned as well as it used to.
Customer service is also poor if you call after hours or on the weekends so be careful not to get locked out.
If one apartment in the building has a roach infestation there’s a high chance it will spread to the neighbouring apartments. Last summer they seemed to be coming out from within the walls.
Some of the newer residents are lazy and entitled and leave the boxes from their packages in the lobby for someone else to take.
Packages also get stolen often and if you ask for access to the camera you will get excuses from management.
Advice to owner:
a more efficient customer service for after hour. Be more picky with some of the people you lease apartments to. And repair broken down equipment in a more timely manner

Meh at best

Gym and Laundry in building.
Cons:
Owners are unresponsive and predatory in their business tactics. The whole block has a pretty bad rat infestation. There have been 2 fires in the building in the last 3 years. Nothing is ever maintained and management is apathetic at best.

Have an issue on a Saturday? Good luck getting through to them. They're Orthodox folks and don't have anyone to answer the line on Saturdays when they're unable to work.
Advice to owner:
Send monthly exterminators like your SUPPOSED to. Maintain and upgrade appliances, do better inspections to ensure no issues for tenants.

horrible apartment, look elsewhere

location, management guy was cool but he left so idk who is still there. received 100% of deposit back. the mini split a/c heat was really great
Cons:
SO LOUD AND SMOKERS. BIKE WAS STOLEN IN BIKE ROOM. the doors are made of cardboard or something because noise isn't blocked in the slightest, everything was noisey, neighbors slamming doors, basement fire, people constantly smoking indoors/outdoors/ on fire escape so could never open windows. also the other residents seemed really young (like 18-21) so it felt like a dorm. also wtf is with the wallpaper inside the apt building? so ugly
and this place has german roaches in the walls so everyone has roaches. Landlord was a total rude AH when my bike was stolen from the bike room. He refused to help police or myself with the video tape recording of person stealing my bike

replace unit front doors with quality doors

big windows in my living room

we had a pest issue and it took forever to fix- it was gross, im not sure how the roach problem was so bad when we moved in.
There was issue with leaking ceiling and management took forever to repair it and honestly it just seemed like they just painted over the spot
The dryer and washers were out of service many times.
Advice to owner:
better inspection before renting out

Nice building near the L&M trains

Pros:
Management is very responsive, there is an emergency hotline if you have any late night problems. Building is cleaned quite often. Windows in every room. Good communal gym and ourdoor courtyard with public wifi. Friendly neighbors.
Cons:
Packages get stolen from the lobby sometimes (make sure to leave instructions to leave your items in the mail room if possible). Some long-term residents have taken over the rec room as a second home and it is nasty (full of cigarette stench and cum stains on the couches). Smoke detector in the living room goes off really easily.
Advice to owner:
Kick out the losers who are destroying the rec room. They are a public nuisance.

My apartment review

Pros:
Good for your first apartment in NYC with roommates. Package security was very good. Gym was clean and nice.
Cons:
Very small, there are bigger 3 beds on the market for the same price. Laundry room units would break a lot. Mostly fresh out of college folks in their 20s, so I would only recommend for similar people.
