big spacious apartment with good closets and prewar detail that’s about it

-landlord was unresponsive -we got a bill saying we didn’t pay rent one month but when we check our account it showed the rent check had been deposited by them a few days after we sent it -horrible mice problem. we fixed it, the landlord did not. we were a ground floor apartment and there was a huge hole near the radiator. mice were crawling up from the basement into our apartment - we knew this building was rent stabilized and one day the building super accidentally handed us another tenants rent check. they paid very very little. our neighbor told us her rent. we ended up getting our rent history and learning that the previous tenant paid $400 less than us. we met with a tenant lawyer but in the end it would have cost us way too much to fight the landlord. we ended up moving because of the last straw - the last straw- the building was not kept up at all. the roof needed to be fixed. we were on the ground floor- one night a leak from the roof made it all the way to our apt. this leak caused black mold and when we reached out to the landlord we heard back way later. he said he would have people come in while we were out of the house to fix it. they had to scrape and replaster and we really did not feel like he would do it properly/leave our apartment clean without plaster crumbs all over - the toilet was loose and water would come out the bottom - the kitchen was built poorly. they put the refrigerator door on the way so you could not open the door fully because it would hit the cabinet. they never fixed this - the hallways always leaked. the upstairs neighbors told us that she slipped in the hallway because of the leak with her new born baby and was in litigation with the landlord me
Advice to owner:
idk he is in over his head and always ready to get rent on the 1st of the month but is never around after that
