Pros:
Basics: dishwasher in unit, laundry in basement. Balcony with water view & sunrise (for half the building), parking available on premises. Gas heat & stove, wall-unit air conditioners in each room. Natural sunlight, hardwood floors, lots of closet & cabinet space.
Security: 24-hour security with booth at the front of the property. They take care of all mail & package deliveries, and any emergency requests. Need a key to get into the building, otherwise there’s an intercom to be buzzed in. Each unit has a phone for the intercom, security line, & emergency maintenance
Maintenance: on-site building manager/maintenance who is extremely nice & very responsive. Overall very clean.
We pay electric & parking only. Building pays for gas, heat, water, garbage. Elevators & stairs to all floors. Walkable to shopping, restaurants, and local parks. Emergency services nearby. Very family-friendly, so safe and quiet. Pet-friendly with restrictions (dogs have to be registered emotional service).
Cons:
Appliances are a bit outdated, but they work.
One thing particularly - about 2 months into the lease, the circuit breaker panel in our unit shorted out. That’s something that should’ve been checked by maintenance before we moved in. Thankfully, it was quickly handled by security who gave us extra extension chords to plug in essentials to other parts of the unit (fridge outlet went out), and maintenance had electricians come in and fix it immediately the next morning.
The upper parking deck (that we pay for) has had a pothole since January and we’ve been barred from parking on it since, and now have been moved to park on an abandoned tennis court on the other side of the property. Out of their control - NYC building for some reason has prevented any fix here.
Have seen 3 total roaches in the 9 months since living here, and all in the basement. Fingers crossed it stays that way.
Advice to owner:
Security and maintenance are awesome!!
Please update on the upper parking deck :)

Pros:
Quiet, clean, super responds quickly, 24 hour guard booth, convenient indoor garage parking at reasonable rate.
Cons:
No freight elevator
Advice to owner:
Make recycling site more convenient, have security patrol halls, especially nights.

Pros:
Building is kept clean, maintenance crews are quick to fix any broken requests within a day or 2.
Cons:
Noice from neighbors is never ending, nothing police or building management can do.
Advice to owner:
Convert to condo’s/Co-ops and the building will attract only professional buyers and tenants.
