Small apartment in nice neighborhood

Pros:
Pros about this building is that most neighbors are respectful and friendly. There’a a functional and well maintained elevator, garbage management system is good. Heat and AC units are functional, the building’s super is very friendly and responsive. The entrance has no stairs, is all flat.
Cons:
Kitchen is super small and tight; bedrooms are small too, you can’t fit a king or queen size bed in for example. Laundry room is just a small room located in the basement with very old laundry machines, (2) washers and (2) dryers that break down every month and when they “fixed” they don’t really wash or dry your clothes well. This has been an issue for years and they refuse to invest in new ones. There’s no vacancy in the garage, so you have no other option than to park on the street. Some neighbors have noisy dogs and you can hear them barking all day, so if you working from home, this can be a huge problem and inconvenience. The building has been burglarized a couple of times and this is because the neighbors (usually the new ones) just open the door to anyone, letting low-life people come in and steal all the packages that are sometimes left in the lobby.
Advice to owner:
Invest in new laundry machines asap, invest in security cameras, change the smoke detectors of your tenants.

Decent wheelchair accessible bulding

Pros:
- Working elevator - Friendly and responsive super - Clean Bulding - wheelchair accessible
Cons:
- Small bedrooms - Small apartments - No parking garage spots available - Very small laundry room and machines are out of service very often.
Advice to owner:
Get brand new laundry machines. The current ones don’t work well

Kew Gardens Apts

Pros:
They have several on site maintenance workers and they respond quickly to calls. The lawns are beautiful.
Cons:
No air conditioning. Saw a rodent on two occasions in the basement.
Advice to owner:
I did see a rodent in the basement twice. I often found the back entrance door left open to the basement at night, which is both a security risk and could let in pests. Not sure if tenants were the ones leaving it open. But I would put signage up that it shouldn’t be left open.

Paying too much for too little

Pros:
Landry room in garage.
Cons:
Coin laundry with no way to get coins. Super doesn't shovel snow fast enough.
Advice to owner:
Super should be half accountable for not completing required tasks in sufficient amount of time.
