Pros:
Dog friendly Weed friendly Lots of staff for building cleaning/maintenance Elevator
Cons:
Pest- mice and lots of roaches in general (I kept my house as clean as I could) They need to cater more to the pets that live in the neighborhood Clean up the dog park, let them roam in the gated gardens
Advice to owner:
Lower the rent, $2200 for a one bedroom is crazy

Pros:
The space is amazing by NYC standards, and with the price + heat and hot water heater + rent stabilization it seems too good to be true. The area is quite residential so even at night I have no fear walking about.
Cons:
So many. Firstly the buildings are on the older side, so cracks and crevices are aplenty. When I moved in there was a grapefruit sized hole near a pipe that I patched myself. These cracks and crevices beget pests entering in. So far the pests I’ve dealt with have been ants and roaches. Not to mention the constant swarms of flies near the front door during warmer months. When I got the apartment there were several dead roaches of varying species (german, brown banded, and American) but I couldn’t find any sign of a nest. The roaches I have dealt are sparse (0-2 in winter months, 5-10 during summer) and I or my cat catch them so I don’t think they’re in my apartment as I’ve done regular checks but coming in from the walls or from neighboring units. The ants always came with more rain. The tap water will also randomly go brown with particulate matter once every month or so, The area itself sorta has this musk of dog poop that gets quite pungent on warm, wet days. Some residents also have dogs who love to bark incessantly when going out so that’s a lovely sound to wake up to.
There are more cons but these are the most important in my opinion.
Advice to owner:
Take property management seriously and actively improve your property so that it doesn’t fall into further disrepair and turn into a true slum.

Pros:
Has amenities like an elevator, trash chute on each floor, and laundry on site. Neighborhood is quiet and calm as well.
Cons:
Roach and mice problem, several neighbors in the same or adjacent building experiencing the same issues. Does not provide any notice when any maintenance is being done for example water being turned off.
Advice to owner:
Pest control.

A beautiful nightmare

Pros:
Near train station, not too for from gym nice shops in the area. Great maintenance and supers very nice.
Cons:
Poorly managed, they paint over mold, windows are old, front desk barely answers the phone, roach infestation, run down building, they decide to fix the water and it notify anyone. The maintenance team is nice, it’s just not enough of them and the tools they are given to do the jobs are insufficient. They have to use old used refrigerators and toilets to replace tenants broken ones. Omg and their are flies in front or most of the building.
Advice to owner:
Listen to your tenants and stop being a cheap ass and fix the building. Renovations are long overdue.

Maintenance guys are very nice they will help you. Supers come quick in an emergency. Laundry is on-site in basement Elevator
Cons:
Office drags on issues. Buildings need MAJOR work. When they do work in your apartment, its half assed and may have to come back 3 or 4 times due to the building management not wanting to truly fix issues. Bugs depending on the season. Mold.
Advice to owner:
Please fix the hallways and the painting and respond to tenants when they have issues.

The elevator always works
Cons:
Garbage in inside incinerator door. -Roaches everywhere , mosquitoes, spiders, centipeds, ants. The bugs that you will see depend on the season but there is always bugs present. -not enough heat -Run down apartment -No window screens -Poor air circulation -rent constantly increases
Advice to owner:
None. They should know how to run a building by now.

The elevator works
Cons:
The cockroach’s are abundant and the building is aware but sends a subpar exterminator once every 3-4 months to comply with the city numerous complaints. The building maintenance number no one ever picks up. I had to call 7 times to finally get someone to come fix my ceiling that had a water pocket in it. During the height of pandemic they sent staff to my door demanding when I would be issuing a next payment on rent after we set up a payment plan. They are ineffective and rude. 10/10 don’t live in any building owned by Metropolitan Property Services
Advice to owner:
Get effective pest control, don’t bully your tenants and make sure your staff does their job and answers the phone
