Terrible landlord. Refuse to make repairs

Pros:
Nice clear apartment in a safe neighborhood
Cons:
We don’t have heat or cooking gas for 2+ months as of today. Landlord wouldn’t fix the issue and will not negotiate rent with tenants in the building. When building was infected with cockroaches, landlord refuse to call in pest control. Impossible to reason with landlord on anything. Building also not registered with HPD.
Advice to owner:
Please be reasonable!! Make the repairs. We’re living in cold apartments with no heat or ability to cook. It’s unacceptable that you are still asking for full rent
