Too many damn kids

Pros:
They offer rental insurance instead of security deposit
Cons:
It's always cold unless it's warm outside - then the heat seems to work. Never have consistent hot water. 10+ kids carry on screaming in the courtyard daily.
Advice to owner:
While the building is old, that's not an excuse for occasional heat and hot water.
