Nice building, unresponsive super

Pros:
Prewar, large units, some are rent stabilized.
Maintenance staff and neighbors are friendly.
Very close to supermarket.
Cons:
Getting repairs done is very difficult. When several apartments were damaged from a water leak, we submitted paper and digital work requests, texted/called the super, talked to the super in person, and talked to the building manager, but it took months for them to finally make repairs, and even then, it still isn’t completely repaired. We’ve had similar experiences with other work requests.

The building has a pest problem, but the pest control doesn’t always show up when they’re supposed to.

The water has a small lead content when it’s been sitting in the pipes for a while, so we have to run the faucet for a minute before using.

About 4 times every year, the heat and hot water stop working for about a day or two.

Heads-up to future/current tenants: some parts of the lease are unenforceable and won’t hold up in court. Also, our unit is not rent stabilized, but we requested the rent history and are suspicious that it was illegally destabilized. So definitely look into that.
Advice to owner:
Follow up on all work orders. Stop writing leases that take advantage of tenants who don’t know their rights.

Pros:
Wooden floors, some people in the neighborhood are friendly, and great area
Cons:
No fire alarm, neighbors are banging the walls, playing loud music, screaming all night long. landlord doesn’t care, can’t wash my clothes because we can not get a card to wash clothes
Advice to owner:
You need to come by and see what is going on with the neighbors

Many long term tenants. Packages do get stolen every once in a while though.

Pros:
Building manager Jasmin is very caring, reasonable, and responsive. Its close to a supermarket, the LIRR, and parking along Park Lane South isnt usually too bad.
Cons:
Some tenants have let their dog poop and pee in places in the building and dont clean it up. Maintenance crew is good at cleaning, though. Water pressure can be fixed by buying a showerhead on amazon.
Advice to owner:
Pretty quiet building with really huge rooms. It's really not a bad place to live.
