Terrible management company

The building had beautiful views and OK amenities.
Cons:
Where to start... The management company was absolutely horrible. There hasn't been a single interaction with them where they were rude and/or dismissive of issues we've had. The AC in out unit never cools down the place, during hot summer days, it gets down to 80 degrees at its lowest. I did the research on the AC unit, and it's rated for an apartment 60% of its size. The management team refused to do anything about it, and based on the size of other units in the building, and talking to other residents, probably about half the units do not cool down. The AC units are also not energy efficient, so to get the temperature of the apartment to 80 degrees, we've received a $1,000 (in a month) energy bill.

My advice: Don't rent a unit over 800 sq. ft., and if you do, then just make sure to add $1,000 to the rent for the summer months as part of your cost of renting if you want to live at a semi-comfortable temperature.
Advice to owner:
Get better AC units, sell to an owner who actually cares about managing the property and not just sucking money out of your tenants.

Perfect if nothing goes wrong

Good location and building and most amenities, and the maintenance and front desk workers are wonderful.
Cons:
Had to sue the company for the flooding damage they caused. Leasing office and legality of the lease is horrible. Made it impossible to even find out what our mandatory renters insurance COMPANY was let alone talk to anyone. They let issues with the building get INSANELY bad and wait for people to leave in large quantities before they deal with it. A million lawsuit-worthy issues were constantly popping up. Mostly people just didn't want to bother and left but they are definitely in many disputes.

Nice Building, Horrible Management

The concierge team is amazing, never saw any pests. Heat and hot water are fine.
Cons:
The management team drags their feet and cuts corners in every possible way, your already overpriced rent for a basic apartment will skyrocket when you go to renew, and the leasing office is impossible to reach and even harder to get any answers or help from. In the year we lived there, there were MAYBE four months where all 5 elevators were working (in a 40 story building with over 600 units) because they kept failing due to being so neglected and outdated. At the end of our lease, our unit flooded due to the lack of preventative maintenance to the roof terrace drain. Then they refused to reimburse us for the expenses of hotel and food when we had to vacate while they were repairing the damage. Good thing there are a ton of extra fees for various amenities built into the lease so the actual amount you pay each month, even before utilities, is significantly higher than the actual price of the rent. This building is overpriced but fine for a year or two if you can afford it and you don't ever have to deal with the management office.
Advice to owner:
Do more preventative maintenance on the elevators and amenities, let people actually renew their lease without jacking up the rent a huge amount each year, and let your leasing team actually be allowed to negotiate and make concessions when people are displaced.

Please make the amenity fee optional. I know at least half of the residents never used the gym/pool in the building. It can be done quite easily with your latch system.

Don't plan to stay too long

Pros:
The maintenance team is excellent. Carlos, Steve, Howard, they are all very thorough and knowledgeable. This is definitely a plus for this building. The concierge team also is nice and collegial.
Cons:
The rent goes up very aggressively from year to year. There is no room for negotiating. They don't care if you stay or leave. If they give you a discount the first year, count of not having anything starting the 2nd.
Advice to owner:
You should value not only the rating of your employees but also the rating of your tenants. You call this a "community", put your money where your words are, and don't use this term as marketing slang.

Stunning riverview with nearby restaurants, cafe, park and grocery store. 24h doormans are kind and fast. Clean and decent floorplans are available.
Cons:
Leasing management are quite slow in paperwork or any inquiries. Feels like they could be more professional.

Kinda shitty incentive and rent fluctuation

Nice in location, nice amenities but all closed.
Cons:
Rent kept changing. They nickel and dime you like spirit airlines. I’m paying 3500 a month rent but they still send me a $6 water and sewer itemized bill that costs $5 to have the bill sent. Absorb the cost and make the rent $10 more. Fuck the meter reading that costs more than the utility you are measuring.
Advice to owner:
You guys change rent prices so quickly. I moved in and 2 days later the price for my apartment was $600/month cheaper and they wouldn’t even meet me half way!

Luxurious(Ish) living at a luxury price

Very clean, quiet for the amount of people living in one building, management is quick to respond, but doesn’t always have the best solutions. You’ll never miss a delivery and there’s extra space to keep packages until you can retrieve. This is also probably one of the best locations in the city, in my opinion.
Cons:
Everything looks nice moving in, but a lot of items break/scratch easily (bathroom sink, W/D). $500 taken out of security for painting one wall. Pool is always super crowded and gets shade early on in the day. Expensive for what you’re getting.

A good experience turned okay

The Avalon is a great place to be if you want to be a stop away from Manhattan. The studios are a great space and the new addition of an Amazon Locker is great. The staff are generally really friendly and maintenance requests are addressed quickly.
Cons:
On Monday and Friday mornings, you can hear the noise of the garbage truck, especially on the lower floors. Lately, the neighborhood has become too crowded with a lot of people in Gantry State Park, causing some noise on some nights. Also, laundry being on only one floor may be a concern.
Advice to owner:
Offer better discounts to your current tenants to retain them rather than one month free when you’re offering a huge discount to new tenants
