An Excellent Co-Op Building!

Pros:
24/7/365 (or 24/7/366 in Leap Years) three shifts daily of lobby security guard, upper and lower garages, nice landscaping, basement laundry rooms, video cameras monitoring and recording public areas (lobby, basement, elevators, garages, building exteriors), US Mailbox on first floor, twice monthly extermination service, gas and water are included in maintenance, monthly maintenance bill can be paid online, Verizon FIOS and Spectrum are available, super and handyman live on premises, several porters are employed, bordering streets are low-traffic, small private park and playground are next to building, and a larger public park and playground are two blocks away.
Cons:
The super’s boss (property manager) needs to respond to emails in a timely manner.
Advice to owner:
There is a Board of Directors. They should publish a periodic newsletter or blog (at least monthly).
