Landlord is a cheat

Pros:
Some of the neighbors are kind people. There is a separate entrance so you don’t have to deal with the landlord much if you don’t want to. You pay gas and electric so you regulate that yourself and you dont have to rely on anyone else.
Cons:
When the landlords husband was in the home he was very responsive, on top of things, prompt and everything went smoothly. They were paid every month before the rental due date. Once he was kicked out of the home in 2018 I believe everything went downhill. Because the landlord unit wasn’t properly maintained occasional mice and roaches would come in through a hole in the boiler closet from her apt into our unit. We made sure to block off all entry ways to rodents and bugs which gave us peace. Also, we left the apt immaculate and on the day of the final walkthrough she thanked us for being great tenants, said the apt was in great order and said she would send us our deposit into our bank account. A week later she came up with cock and bull excuses not to return our money which I had a feeling she would do because earlier in the year she told me her husband took our deposit when he left and she didn’t have it. We now have to take her to small claims court to get our deposit back. There is also a corner store across the street where people hang out all day, fights continuously break out, drug deals go down and police are always being called on the block for one reason or another. Our refrigerator broke down and she replaced it with a way smaller second hand one that kept leaking water. Same story with the stove. The hot water is through the landlord so we wouldn’t get hot water on multiple occasions, especially in the winter because her family would use it all up or maybe it wasn’t paid so we’d have to wait until it warmed up again or take a cold shower.
Advice to owner:
Do right by your tenants especially when they are unproblematic. Don’t lie and cheat people and return their money as promptly as you demanded it to be paid to you. Stop being a scumlord.
