Friendly doorman, noisy building

Pros:
Friendly doorman, well managed. While living there the trash didn’t build up, and the super responded to issues in a timely manner as did the owner of the unit. Seems like owners live in the apartment or own it and rent it out so it makes dealing with repairs etc. much easier that a management company with no interest in maintaining the units in good condition. Has some nice amenities like the gym (small, but has enough equipment), bike room. Some units have roof top terrace for additional cost and a communal grill/party room on the ground floor.
Cons:
Very loud building due to the train tracks being next to it, entrance to midtown tunnel (that means a lot of morning commute road rage and honking starting early), busy intersection just in front. So, all sides of this building will deal with some kind of loud traffic. Windows don’t feel like they do much to muffle sound/insulate. Heating/AC units are old and extremely loud. They work as they should cool/heat properly, but extremely loud.

Pros:
Walking distance to all LIC restaurants, bars, and waterfront. 2 blocks away to 7 train. Doormen are very kind. LIC is a great place to live!
Cons:
This building is located on one of the BUSIEST intersections in LIC, therefore, it’s very loud especially in the daytime. No central air/heat. So I’m the summer, very hot! In the winter VERY cold. Our heat bill was $400 the month of February, and note that our apartment is <900 sq. ft. The board of the building was awful compared to every other building we’ve lived in! They didn’t do anything to improve the building, i.e. the [nearly] floor to ceiling windows were only cleaned once in the past 5 years and the outdoor common area was minimally maintained. Amenities were very limited. Gym was small - the size of an apartment living room. There was a rooftop and parking, but all privately owned, so in order to access you need to rent spaces out from owners, paying at least $350 in addition to your apartment rent.
