Great overall building but fairly cheap management

Pros:
Luxury building in a fairly decent location, had what you needed.
Cons:
Door person was never there, management was not the most responsive, building was luxury but built in a way to save money

Some of the apartments have amazing views.
Cons:
Our apartment constantly smelled like weed (and sometimes crack). It's super drafty and you pay for heating/AC so be ready for sky high ConEd bills. I have to imagine it's a pretty shitty place to work so the turn over of the doormen is super high and it's NOT 24/7. The construction quality is pretty poor: floors that are more slanted than my current 100 y/o apartment. The elevators and laundry rooms are pretty consistently filthy.

Amazing building and building staff, poor management

Friendly and helpful doormen, porters and other building staff, great amenities spaces
Cons:
Walking in any direction the area is now choked with construction and most views have been blocked by other buildings. Management is one of the worse I've encountered, and generally slow to respond

Management happy with D-Energy Rating

Pros:
Spacious, modern, and great location. Gym and rooftop are gorgeous. Space is incredible value vs anywhere in the city.
Cons:
Energy rating is below 55, or a D Rating. My energy bill is averaging $295+ for a one bedroom. This is absurd. Management does not care about upgrading its HVAC system to take advantage of NYC Energy Incentive program. No improvement for HVAC = NO installing Google Nest or Eco Bee, or thermostats that actually work to help you save! Management knows this and avoids this topic. Also, the building uses so much energy too. Just using the Washer and dryer, and turning on the heater will cost an arm and a Leg.
Advice to owner:
Upgrade your HVAC SYSTEM and allow tenants to use Google Nest thermostats and Eco-Bee thermostats so we can save money! Also, do something about this construction next door under the Queensbridge entrance. These gov employees are working 24 hours and make noise even at 3-4 am on a work week! It’s so hard to bear how close we are to the freeway entrance.

Dealing wish building management was not plesent

Nice building and amenities. Staff was generally nice
Cons:
Expensive and building management was hard to deal with. I wanted to move from my current unit to another unit in the building and they said it was against the rules to do that. Hard to get in touch with and very impersonal.

Great looking building that’s missing something...

Pros:
Really beautiful building with great amenities - gym, business center, dog park, concierge services and pretty incredible views
Cons:
There is a lack of maintenance. Outdoor cushions on seats never get cleaned. So it doesn’t really look representativd. The face masks during covid were really not that much enforced. The laundry in the building doesn’t work really well - expect to lose a lot of money. Responsiveness with this issue from management has been very poor. Utility bill is super super high. I never paid so much for utilities in other NYC apts.
Advice to owner:
Again, the building is great but I’d expect better service for the cost.

"Luxury" Apt Building

Pros:
for the most part, common areas are kept clean and the trash and recycling is taken out regularly. nice kitchen appliances in unit.
Cons:
amenities are a bit of a joke, lots of things are broken/unavailable and the laundry room is awful. they are also incredibly stingy with AC and heat, yet my ConEd bill remains through the roof somehow, even with my monthly gas fee on the unit.

Decent boutique “luxury” building

The building is small enough that the amenities are always available and the building staff are great!
Cons:
The management has not budged on rent since the beginning of Covid and the electricity bill can get to be a few hundred dollars per month due to the water heater tanks installed in each unit.
Advice to owner:
Adjust the rent for COVID already! And consider subsidizing the electricity bill because the usage in your apts are higher than anywhere else.

Don’t be fooled by the lobby

It has all the basic amenities
Cons:
Tenants in the building are not considerate at all. Noisy neighbors and most never wear masks since start of covid. Not very friendly and you get rude gym bros. Also owner is very unresponsive. The elevators are usually down weeks at a time. I also hear management is just poor.
