Truly luxury building, well-maintained, well-equipped gym, very responsive to
Former Tenant
Pros:
Good amenities, well-maintained / no issues with water or heating/cooling; doorman always there; great location right next to Gantry
Cons:
A little far from subway but it is a beautiful walk along the water

Nice building but too expensive now
Former Tenant
Pros:
Building maintenance is very nice and convenient.
Cons:
Rent is way too high now. They raised the rent almost like $800 (plus) after the pandemic. Some concierge people don't recognize tenant after 4+ years of living lol, but they are nice.
Advice to owner:
Please be generous to tenants for not raising too much of $$$$ at once

Pricey but good value
Former Tenant
Pros:
Amazing staff on the front desk, packaging room, and handy-man team. A quiet and peaceful building filled with young families and professionals. Very clean and has good amenities, even if they aren't the biggest.
Cons:
This building is a minimum 10-minute walk from any subway. Price increases have been fairly common amongst other tenants, according to building-wide group chat.

Enjoyed living here
Former Tenant
Pros:
Friendly and efficient staff. Maintenance come very quickly even for minor issues. Friendly building. Quiet never hear our neighbors. Great location.
Cons:
Older appliances, washing machine eats the clothes!
Advice to owner:
Update the appliances but otherwise it’s all good!

Good building, have been with TFC since 2016
Former Tenant
Pros:
- location - amenities are good (but not amazing since it’s an older building relative to newly built competition in the area) - views are great
Cons:
- my appliances are generally quite old - despite the rules, people do smoke weed and apartment smells - elevators break regularly

Great building, great management. No major complaints!
Former Tenant
Pros:
1) Gantry State Park and the Ferry stop are right outside the building. 2) Great amenities, including a gym, tennis courts, terrace, co-working lounge, and kids playroom. 3) Move-in and move-out is easy and seamless. 4) Amazing staff, concierge, and doormen. 5) Rent is reasonably for the area and what you get. 6) Security deposit was returned in a timely manner.
Cons:
No major cons. 1) Shuttle service was inconsistent. 10 minute walk to the 7 train and 15-minute walk to the E. TFC does have a shuttle on weekdays to go to the 7 train, but service was inconsistent at times. The shuttle did not go to the E train when the 7 train was down for track maintenance.
Advice to owner:
1) Tear down the sandy volleyball area and turn it into basketball court or another tennis court. 2) Gym layout needs to be rethought. Maybe switch the cardio and weight-lifting areas?

Amazing place with an even greater view
Former Tenant
Pros:
Gym is 24/7 The front desk is very friendly and very efficient
Cons:
Some neighbors are rude but no one can control that. It’s 10 min away from the subway but luckily the building provides a shuttle.

A not so green giant
Former Tenant
Pros:
Good finishes for a rental building. Good sound insulation
Cons:
Discounts and concessions are given to some, not all tenants. More 7th floor amenities should be open without extra pay.
Advice to owner:
Composting is urgent given the size of the building. Missing a quiet working area, a business center

Lovely building, great views
Former Tenant
Pros:
+ Really good views of the East River + Fantastic climate control (heat/AC) + Very hard to hear neighbors + Modern, wooden floors
Cons:
+ Dog pee smell on the surrounding ~2 blocks + Elevators can get overwhelmed at peak hours, no cell service in the elevator waiting area + Amenity-booking website can be unreliable + Very very windy street during the winter!
Advice to owner:
+ We notice a *lot* of dust being pumped out through the bathroom vents, if this is an issue across the building it might be wise to do a full building filter check.

The building is a newer tfc construction so it’s modern and clean. The roof deck is beautiful and the gym is a good size so the amenities are worth it.
