Great stay at 4610 Center

Pros:
Excellent building/maintenance staff, great location right next to the park, clean and quiet, large and clean laundry room
Cons:
In the winter when the winds were strong, there would be some wind noise (not wind itself) coming through the heating unit.

A bit expensive, but good.

There is always enough hot water. Maintenance requests are handled promptly.
Cons:
After it rains, the kitchen sink can smell like a sewer. Rent is a bit expensive.

Expensive but great waterfront building

Pros:
The doormen and building staff are generally extremely nice and efficient. Neighbours seem to be good people
Cons:
TFC is a large landlord and their leasing staff were quite rude to say the least. The elevators often had a wait at rush hours with one of the four passenger elevators often being out of service

Cheaply constructed, luxury pricing

Staff is great, repairs are always prompt. No extra fee for gym and bike storage (although I suppose that means if you don’t use either of those, you’re still paying for it with your rent).
Cons:
Walls are basically paper, constantly can hear thumping, probably just from neighbors doing normal things like shutting cabinets. The bass from even small bluetooth speakers bleed through the walls. Can pretty much only get away with phone/laptop speakers. Heating/cooling system is both noisy and inefficient.

Perfect building except for noise and water

Pros:
Love the location, the doormen and porters are wonderful and responsive. The building is well kept, trash is always taken care of promptly, and serve requests are completed on the day of request.
Cons:
The water seems sketchy, leaving yellow/brown stains, so I don't feel comfortable drinking out of the tap
Advice to owner:
Please figure out why our water is yellow

Overall nice except the compressor noise

Doorman and other staff and management are all great The building is also new with great view
Cons:
I hope they can work on the compression noise as when you opens your window in summer and winter, you can hear huge compression noise from all the units in the building

Terrible building construction - super thin walls

The walls in the building are inexcusably thin. Expect to hear noise from your neighbors - the tv, radio, and conversations. This construction seems unique to this building as the other TFC/Rockrose buildings in the area have far far fewer noise issues.

TFC management treats you like if you paid 1/2 of the rent.

Pros:
Doorman are great!! albeit some are stickler for rules. I had a guest over who brought down a food delivery that was not for us. The doorman gave them grief as they weren't on the list of my guest.
Neighborhood has a couple of breweries around.
The new gym and machines are an upgrade.
You can see the river and some of the skyline.
They clear the trash from trash rooms multiple times a day, and you can see/hear them cleaning floors and entrance.
Laundry room is rarely full.
Cons:
My heat was off for several days. They would try to do band-aid fixes. It ended up being 10 days while the temperature was in the 20's and lower outside before they finally fixed the radiator. They wouldn't even pro-rate that month because according to them it was fixed on the fourth day, as the first few days I simply called down to the front desk.
Tour of apt was done by someone who wasn't very knowledgeable and couldn't answer questions. Tour guide was mentally checked out.
Value is not what you get for.
They had machines in the gym that did not work for the majority of my lease there. Then they closed the gym for over a week to get new equipment in and gave us 4 days notice. After they opened one of the machine was broken but quickly fixed.
Some walls look dirty especially around elevator doors.
Laundry machines $ adds up quickly.
Advice to owner:
When one of your amenities is down offer tenants access to any of the many other equivalent amenities TFC properties have. I'm speaking specifically of the gym.
Make the app have a function where it can be chats for more than just your one building.

A city view with the feel of the suburbs

Pros:
Amazing views with the nicest building staff, always made me feel at home.
Cons:
Had difficulty with flexing an additional bedroom, after the broker mentioned this wouldn’t be a problem. We couldn’t get an outside company to come in despite providing the necessary insurance papers.
