Pros:
Right next to a subway stop, super convenient. Doormen and super are great. Friendly, never had a package stolen. Never had any form of pest issue. Rent stabilized.
Cons:
The subway stop you're right next to is aboveground and super loud. As someone who works from home several days a week, I found it difficult to take meetings.

Overpriced apartments with terrible property management

Pros:
Secure building with laundry within unit and a separate laundry room on the 2nd floor. Amenity rooms available (gym, living room, rooftop, terrace). Previously excellent staff worked here.
Great, quiet building in a great location. I live next door to a dog and a new infant and I can barely hear either. You can't hear the subway even though we're right next to it. Doormen are exceptionally friendly and the building is well cared for. Apartments are spacious and have decent appliances.
Cons:
If I'm nitpicking, the HVAC can be a bit noisy during the summer season, and when one of the elevators is down or reserved the wait for an elevator can be a little long.

Best Management I’ve Seen in So Far (without costing an arm and a leg)

Pros:
I’ve lived in more than a handful of apartment in NYC and this by far was the first management that actually cared, was responsive and timely. The building is also regularly cleaned and the garbage regularly taken care of. Neighbors are also nice and respectful. If you’re a dog love, you’ll love this place
Cons:
If you’re allergic to dogs, maybe reconsider since it seems like everyone in this building owns a dog. The train noise you get used to but it’s still noticeable. If you’re a light sleeper, reconsider.
Advice to owner:
Keep doing what y’all are doing. I wish more NYC apartments were as clean and taken care of as your building.

Convenient to the subway and many restaurants, clean and well managed, great common areas, very friendly doormen and neighbors, no pests, energy efficient appliances pets allowed!

Great staff and amazing location

Pros:
All the staff in this building are the definitions of perfect humans. They are the blueprint of kind people. The location is so close to everything in Astoria and literally 1 min to the train stop. It is around the corner from a fine gym and on top of an amazing Lagree studio. The space is good for the price and all the dogs in the building are so sweet.
Cons:
Being on the side facing the above ground train can be loud and not permitting of leaving windows open. That's it. Literally love this place.

Pros:
Staff is incredible. Place is quiet, clean, and things are taken care of easily and quickly.
Cons:
Management company can be hard to get ahold of. It's a big company so there are a lot of different people to communicate with. They also don't care about individual renters like smaller landlords sometimes do.

Great staff, trash taken and common areas cleaned daily, nice amenities at no extra cost, valet garage (paid), 1/2 block to subway, great location/neighborhood
Cons:
If you live on the front of the building facing the street, you will hear the above ground train. It's not terrible but something to consider. On the back of the building, it's completely quite

Pros:
Really enjoyed living here, building was very well taken care of and got amazing light in my studio.
Management was responsive as far as I could tell, I think the only issue I ever had was a clogged drain and that got resolved a day or so after sending a message to mgmt about it.
Cons:
Only reason I still don't live here is wasn't convinced about the value... pretty expensive for the size of the units and amenities

The perfect building.

Pros:
The crew here - Jermaine, David, Joseph and Gio are amazing. They do an amazing job keeping the building clean, well functioning and all of them have hearts of hospitality. These guys are the reason we want to continue living here. Submitting maintenance requests through the app is seamless and Gio immediately responds.
Cons:
The only times you have to talk to HUBB is when signing/extending/breaking a lease. They are extremely slow to respond. We have sent email after email. They like to wait till last minute.

Luxury building with pricing to match

Pros:
Building staff are great, w/d in lots of units, beautiful rooftop view.
Cons:
If you live on the 2nd floor and live above a noisy retail tenant (ex: Orange Theory) you WILL be able to hear it through the floors from 5am to 9pm and management will think this is fine. Finishes in this building are typical fast luxury construction and probably won't weather the next 10 years well.

Lawn infront of the building always dirty, no access to amenities for tenants“ due to covid” 8 months later, unresponsiveness from management, all posted info in a building is incorrect.. regardless if it is date, time , actual info.. nobody is checking on things
Advice to owner:
Start listening to people that pay rent and live in your buildings. Team is beyond rude and incompetent.
