Complete Let-Down

Pros:
1) Since building construction is new, the apartments have a lot of space.
2) There is only has 1 porter in a building with over 80 units. Despite this, the single lone porter does the best he can which is better than nothing.
Cons:
1) The building is badly managed by Langsom Property Management which should come as no surprise considering this company's poor reviews with other buildings they also manage.
2) With this number of units, there is only 1 porter for the entire building that is expected to take care of the garbage in 8 refuge rooms in addition to sweeping, mopping, vacuuming all floors, and the other responsibilities that porters have. If the porter doesn't come in for whatever reason, the garbage is allowed to garbage pile up for whatever number of days the porter is out.
3) The building makes a grand show of amenities that come with the building such as a deck for residents to enjoy however the deck has NEVER opened since the year the building gots its Certificate of Occupany. This is to say nothing of the other amenities I was told when being sold on the building only to see that they have reneged on everything.
4) There has been a string of package theft inside the building even though there are cameras everywhere. From good sources, I understand the building management not only knows where who’s committing the theft but also know which residents are doing this. Despite this, the one time the local precinct responded, they have notified us that the building management is not releasing the video footage to them so nothing can be done. As a result, our packages are continously being stolen with absolutely no help from management.
5) There is a ton of noise coming from both outside and inside the building. The area is adjacent to an industrial area so heavy trucks routinely are going up and down the streets particularly early in the morning. At night, it’s common to be awakened by idiots driving their fart cars while daytime is not any better with a different set of idiots riding up and down their street in their extremely noisy ATVs and BMX bikes. If that isn’t bad enough, many residents have surround sound systems with the bass turned up so there is consistent stream of vibrations traveling through the building’s infrastructure particularly during the evening. Combine this with barking dogs kepts by residents in a building that doesn’t allow dogs then you can kiss any relative quietness good-bye.
6) There are tons of more issues with this building which is why I would NEVER recommend this building. This is doubly so when you consider that there are many rentals in the area in private homes that are cheaper or at least comparable in price without any of the issues I mentioned. Since this building has no amenities then it’s fair to compare the building to private residences. Advice to owner:
1) Hire more porters so garbage does not get a chance to pile up if the porter is out for too long.
2) Deliver on the amenities that Langsom promised including the deck
3) Do something about the building theft since you have the tapes! As residents, we are sick and tired of worrying if our delivered package will still be there when we arrive home later in the evening.
4) Enforce your own House Rules and Regulations that you make everyone sign when they move into the building.
5) As property owner, make regular unannounced visits to the building at different times and walk thru every floor to observe what goes on. Don’t rely on the management company.

Really well constructed new building, great super, deceptive prop owner/mgmt

Pros:
Central heat and AC gives you quite a bit of control over your unit temperature. High security—a chip is required for entry and for access to any floor, laundry or bike room. The super Gerard is great—very accessible and responsive. He and the porter Jose work to keep the building very neat and clean. Many apartments have outdoor space—a patio or balcony. Bike room and laundry room are in the building. Fairly easy street parking with no alternate side days around the building. Very easy access to Lidl Supermarket and a nice little playground (Woodtree) right across the street.
Cons:
The worst thing about this building is that the developer and property owner promised in their plans that the very large central outdoor courtyard would be accessible to tenants and they continue to market it as an amenity, but they have NEVER opened it up to tenants use. Tenants are organizing to bring an official complaint and potential lawsuit.

Some tenants with outside-facing apartments complain of some of the noise from industrial vehicles at night, and pre-COVID, noise from Central Nightclub up the block.

Landlord was slow to implement pest control but now offers monthly extermination and so pests (roaches) are fairly minimal.

Tenants who moved in early (building opened in 2017) are great and have a sense of community and neighborliness. Some of the more recent tenants are causing cleanliness issues with lack of respect around picking up after their dogs, treatment of garbage disposal rooms, and overall unfriendly/ghetto attitudes toward other tenants. I hope the culture of the building improves back to where it was and not sure what changed in terms of tenant screening and recruitment.

The building is somewhat far from the subway (10 blocks from N/W at Ditmars) but a couple of buses stop right on the block.
Advice to owner:
Open the central courtyard; tenants are not going to give up fighting on this. You promised this amenity and it’s factored into our rent—-your bad faith efforts to delay fulfilling on this will hurt you in the long term.
