Repetitive package theft, freezing winter, no management

Pros:
It's a new building with new appliances.
Cons:
1. Despite paying $400+/mo for gas and electricity in the winter, it is freezing cold - you will have to wear thick sweaters or even a puffer jacket indoors. The building is extremely poorly constructed - wind leaks through the seals in the window. Therefore, no matter how much you pump up your heat, the freezing new york cold wind will come right through.
2. There is no management. Technically when you rent they'll give you a contact email address and phone number of a management company that doesn't have a name. When it comes to actual problems like excessive construction downstairs, nobody will respond to you.
3. The walls are not soundproof at all.
4. It is not a safe building. I lost more than 10 packages, mostly because of repeated theft. Thieves sneak into the lobby easily and grab everything. The alleged building management did not do anything.
5. All the smells come through the vent - again, extremely poorly constructed. If you want to smell a weird mix of other people's food during dinner time, this place is for you.
Advice to owner:
Get a working management company like all other buildings do. Build something with windproof windows (isn't that the definition of windows?). Don't expect people to be trembling in their blankets during the winter while paying $3000+ for rent. Know that people want an address for a reason - so that they can get packages.
