Clean, friendly staff, well maintained grounds and amenities. The gym and lobby are always very clean. Can't say enough about the front desk staff. Great people. For the price, it's a fantastic value. The queensboro plaza area is loud and busy.
Cons:
The apartments can get very hot in the summer - a feature of glass high-rises but it can be uncomfortable even with the AC on. The smart features like tablets on the walls are kind of useless and some of the tech in the building doesn’t always work as intended but its nice to have. It would be nice to not have to pay the amenity fee if you don't wish to use them.

There was mold in my unit. Management was extremely nasty when I brought this up to their attention, especially Stefan Huser and Mariam Arash.

This building is the best in NYC if noise is not a problem

Very clean, very efficient management, very kind front desk, staff are extremely helpful
Cons:
The noise can be very bad especially at lower level due to close proximity to the subway tracks
Advice to owner:
Please make sure elevator are operating smoothly and not too crowded

Amazing Views and Natural Light

The amenities are amazing! So much natural light with floor to ceiling windows. Large space for the price. Amazingly kind and helpful day to day staff
Cons:
Living under 30th floor means you lose the view (27th covers the view). Thin walls so not much noise cancellation or privacy. Management company is unresponsive. Hiking up the rent prices. Long wait lists

Expensive but well kept, they don’t incentivize you to stay

Pros:
Building is very nice, well kept, friendly staff. Views and layouts are great for most apartments.
Cons:
They are willing to give people huge incentives to move in but nothing to keep you in the building. Leasing staff and renewals are not helpful at all. Continues to charge for amenities during COVID including raising rates while cutting things like events and access to certain areas.
Advice to owner:
Do more to keep people in the building. You don’t have a gap when the apartments are empty if you keep your tenants, so give them the same deal for new applicants.
