Great building overall

Pros:
Clean, great onsite staff, solid amenities, great view from the roof, aesthetically pleasing building all around.
Cons:
Only real con is the management is sooo slow to respond to emails. Onsite workers are awesome.

Terribly Managed and Maintained Building

The neighborhood is nice with lots of new places opening often. The couple of front desk staff that have been here for years are AMAZING!
Cons:
Management does the absolute least in this building. It's a "new-ish" building but is absolutely falling into disrepair. Every time there's heavy rain the building has terrible flooding, which means the carpets, wallpapers and floorboards are all rotting and molding already. The carpets are filthy, the elevators are destroyed and the equipment in the laundry room is a health hazard (and they charge ~$8 for a single wash/dry). Management is only capable of passing along additional charges for nonsense without investing a cent into stopping the building from falling apart. It seems like the philosophy around the building is to put in the absolute least possible effort and wash their hands of this place.
Advice to owner:
Put in some sort of effort around the building and stop nickel-and-diming without putting any effort in towards maintenance.

Not worth it

Pros:
Roof access is nice. View from my unit was great until new construction blocked it. Staff in the building are nice, a few remember my name and greeted me when I come home.
Cons:
Management sucks. They do nothing with noise complaints. Smell of weed permanents through the building through the drain of where the washer and dryer should be. During the summer, that drain stinks. They don’t background check tenants. Next door neighbor has mental issues. plays music and turns on the tv loudly at 3 am. Management does nothing. Walls are extremely thin, you can hear the neighbors conversations. Amenities in the basement floods every time it rains. The smell of mold and pee permeates the basement during the summer when it’s hot. Every time you step out the front or back door, you’re greeted with dog shit and what you hope is dog piss. They will steal your money. Tried to charge 100 for a reference letter. Also didn’t store my security deposit in an interest bearing account. And they took some of it for bullshit reasons. The rent stabilization is a scam, they will steal your money.
Advice to owner:
Demolish this building. This is a failure in engineering.

- decent amenities, nice gym - clean, never had pest issues - location. close to multiple subway stations
Cons:
- No hood in the kitchen!! - Noise. you can hear all the noise from outside including trains if your unit is facing the train station - they charge too much for washer/dryer

management here is the worst

the doormen here are great and the location is convenient
Cons:
the property management is probably the worst that i’ve ever dealt with. they take forever to respond to emails and have shown time and time again that they don’t care for the residents. no direct line to call if there is ever an emergency and it is not a 24/7 doorman building even tho they claim to be.

Bevel LIC is great!

Great amenities, always clean, nice doormen, great outdoor space, tenant storage available
Cons:
Some of the construction is a little underwhelming (typical new construction type stuff). When we moved in the closet door was installed incorrectly. But the handy man was very responsive and helped fix all the little things when we moved in.

No major advice

Beware of expensive utilities

Good amenities, but they’re standard in LIC
Cons:
Expensive utilities for a small unit, parts of building are still under construction, outdoor area and rooftop are not 24 hours, minimal parking spaces, contractors don’t wear masks, very expensive, no lease buyouts
Advice to owner:
Let renters affected by covid buy out their leases. We’re getting ripped off.
