Maintenance delays, overall okay place

Pros:
AC units are okay. The spaces themselves are fine, and not that expensive.
Cons:
Laundry difficult to use (internet operated but no wifi or signal in basement), advertises gym but the machines are all broken, outside of the building has major damage that they don't address and it caused leaks in the building.

Pros:
Very up-to-date on appliances and renovations. Secure. Good rooftop access.
Cons:
LOUD. You can hear everything. The landlords have no email address and are in office during weird hours + never answer their phones during those hours. They couldn't even be reached for an initial walk through so our apartment was pretty much straight from the previous tenants with no repairs. There was literal writing on the walls. Also, there are constant gas shut off notices (gas is included in rent) so someone is not paying bills. We also had a serious german cockroach infestation for months from previous tenants. Hot water runs out fast.
Advice to owner:
Get an email address for your tenants to contact you.

The apartment itself was small but nice, new appliances, heat/air controlled in unit, tall windows, hardwood floors, deep soaking bathtub
Cons:
LOUD noise from hallways and even through closed doors of other apartments. Between walls was fine but we could hear EVERYTHING our neighbors across the hall were doing when they were at normal volume, through their closed front door and ours.
Huge, persistent leak in the ceiling from the roof deck upstairs. And like I get it, covid times, but we’re talking 5 months of worsening leak and mold in the ceiling of our unit with no action by the building owners.
$250 charge from deposit for filling “holes in the wall” from small nails for framed pictures and such. Totally outrageous.
Price has come down with covid but it’s still pretty expensive for the area.
Advice to owner:
Invest in some sound proofing of the front doors and pay more attention to maintenance requests.
