Pros:
- Large, spacious apartments
Cons:
- No intercom system, making it nigh impossible to receive a delivery - Inconsistent heat (either insanely high or nothing at all)
Advice to owner:
Please install an intercom system.

Terrible management with terrible neighbors

Pros:
10-15 min walk to the Staten Island and fast ferry
Cons:
Super lives in the building but is never available to do any work . The building is dirty. Broken washers and dryers. Management never response in a timely manner, you might have to take them to court to get things done in your apartment. Elevators never work.there’s no heat in the winter at night only during the day. There’s always a problem with the hot water.
Advice to owner:
Sell your building to a real management company that’s going to actually do upgrades and actually fix things instead of doing patch work.

Super is Unresponsive

Pros:
Walking distance from a park, elementary school and high school.
Cons:
Super is very unresponsive, I moved out about a year ago and my number is still connected to the bell, I have reached out multiple times. Additionally while I was living there a steam pipe was busted under the entrance hallway floor and it took about 3 months for them to fix it and about a month and a half of that was trying to get in touch with the super so he can come down and check on the issue. He will not provide assistance “after business hours”, and most times will not answer the phone.
Advice to owner:
I strongly recommend getting a more reliable super, one that actually cares

Pros:
Relatively inexpensive for the size (very large apartments)
Cons:
Stan the super is extremely unresponsive. The building could be so much nicer but they don’t fix anything properly or update anything.
Advice to owner:
Upgrade!!! And allow pets. They have a very strange pet policy, so look into this before signing anything.
