Location, easy to commute to work.
Nasty landlord allowing the dog to piss and poop on the deck above the apartment door. Sometimes falling on your head. NASTY!!!
Don't be disrespectful to your tenants. Don't use your keys to come in the apartment whenever you want without giving your tenants notice.
