Owner too busy to take care of property
Pros
Is newer construction, has Central A/C and Gas Heating, balconies in every apartment, close proximity to the SI Ferry, owner is friendly, and is rent controlled.
Cons
Maintenance issues - electricity is non operational in at least one apartment and in the laundry room, lots of lightbulbs are out, building is looking like it had better days, no landscaping or cleaning of garbage in front yard, laundry equipment is old and half of it is broken, laundry room is been used as a storage room no longer a nice play to do laundry as it has no lights or space to fold laundry.
Advice to the owners
Hire a property manager, give him a budget to work with to keep the property in shape. The
