The location is very sketchy. Don’t feel safe walking alone and there are some strange characters outside

Create a system where if a neighbor has a noisy dog, they can report it anonymously

Urby is a Monopoly!

Pool, many apartments with nice views, walls are relatively thick so don’t hear neighbors, restaurants on site, close to subway
Cons:
There are a number of young medical professionals that live here that I believe Urby uses to jack prices up. Lots of dogs that pee everywhere and bark. Very pricey. Can be difficult to get faulty appliances fixed. I also felt that the application process was very shady. I have lived in a number of buildings all over NYC and URBY was the most difficult. They will most likely tell you that you need to get one of the guarantor companies in order for your application to be approved. These services cost money on top of a very expensive apartment. Electric bills are very high for a newer building.
Advice to owner:
Make more of en effort to keep the residents that you want at Urby to stay at Urby. I find that depending on the floor there are very loud obnoxious residents or residents how smoke all day in there apartments, residents that don’t pay rent on time etc.

The doors and walls are paper thin.

Invest in thicker doors.

Modern and upscale place to live, something you won’t find in Staten Island.
Cons:
A lot of irresponsible tenants, they smoke cigarettes all over and it smells like weed. There is brown water coming from the faucet and the drains smell bad. During weekends is very loud and a lot of weired people come in and out. People yelling at quite areas as if it was a park (no respect for people who want to study or have work from home and choose to work from quite area). During the pandemic all over New York City rent went down, here at Urby went up. They don’t care.
Advice to owner:
The pool and the gym are the only good things, but don’t get fooled by them. You have to deal with a ton of horrible shit here at urby, starting from never finding parking, expensive parking area, noise level and people under the influence of drugs and alcohol all the time.
