BEWARE: Lived here for three years
Former Tenant
Pros:
Great location, large ceilings, good water pressure
Cons:
Owners do not care about the building. For a whole year the front door is still broken which leads to package theft and they blame that on tenants even though it is their responsibility to fix the front door. Extermination was non existent until I filed a complaint with HPD, which has led to some sprayings but not the required monthly frequency per NYC law. There are German cockroaches all over the building.
Heat is very inconsistent with old pipings throughout. Knobs do not work so adjustments on heaters are impossible, with heaters either blasting all or nothing. They also had a heating issue that was only ever addressed after HPD complains. When a leak occurred in the ceiling, instead of opting for a contractor to take a look and make repair, they owner had their son spackle the ceiling to patch it up. The common theme here is that if you have a problem with the unit, they will only do the absolute bare minimum. If it’s a larger job or expense, they will drag their feet and only offer prompt responses after they hear a complaint from HPD.
I’ve stayed here three years and the first year they did not mention work was going to be performed in the floor above us. This meant that for basically our entire first year there was construction the whole time. This is a hazard.
The final note here is that they will attempt to nickle and dime you for your deposit. They will absolutely try to skirt the legal process of your receiving your deposit sans itemized deduction in 14 days. We did a walkthrough and everything from a damage point of view falls under standard wear and tear. It’s been fourteen days and they have not returned our deposit nor informed us about deductions. If the only recourse to get your deposit back is to pursue legal means, then that tells you what kind of landlords they are!
Advice to owner:
Let a competent management company handle the buildings operations.
