Small building in a great neighborhood

Pros:
The location is great. It’s near the M train, a library and a smallish park. It’s close to two shopping avenues ( Fresh Pond Road and Myrtle Ave). The apartment building is small but there is laundry on the premises ( not in unit) and it’s a semi- quiet building.
Cons:
The heating is inconsistent, the hallway is not always clean and turn over in other units is frequent. As in any NYC apartment you can have a good neighbor, that is respectful or someone you have to argue with. I’ve had both in this building. Management will not get involved in these types of disputes.
Advice to owner:
Updated laundry machines would be great!

Pros:
The building has a lot of character, it’s a pre-war building so the tiles in the hallways are lovely. The building is generally well maintained. The super lives here so garbage is done regularly, stairs get swept and mopped occasionally, decorations go up for winter holidays. The rent is reasonable for NYC.
Cons:
No laundry in the building, but there is laundry nearby.

No elevator which is a pain with groceries.

No bike storage.
Advice to owner:
Maybe offer storage, if possible, in basement.
