There are no Pros
Cons:
This is an illegal building with illegal conversions to existing units. The landlord and building management have done this deliberately to earn more $$ per apartment and they do not have a certificate of occupancy on file. Additionally, you have to report them to HPD 10 times before they fix anything. When ever they do fix something its only cosmetic, I wouldn't be surprised if the building is full of mold.
Advice to owner:
Sell your property to someone who will care about its tenants

Pros:
1R is spacious and the rooms are a good size, neighbors are chill and it’s easy to be low key and blend into neighborhood (I’m black tho, can’t speak for the white folks)
Cons:
Landlord is slow to move on issues, rude and generally negligent. Shitty construction throughout the entire building possibly done by also negligent Super.
Advice to owner:
Stop charging brokers fees when you own the building and stop being cheap on repairs
