Good location, old building with issues

Pros:
Building is in good location and fair pricing
Cons:
Cockroach issues, terrible water pressure, heat worked ok but costed so much. Garbage was all over the street every week. Building is pretty dirty and gross.
Advice to owner:
Deal with the cockroaches
