Good looking at face value but falling apart

Pros:
The apartment is a duplex and spacious. Close to the M and R line 46th street station.
Cons:
Poor heat, infested with roaches, neighbors are loud and disruptive, landlord makes you feel like you’re inconveniencing him when you ask him to fix something. He will do whatever he can to not give your security deposit back. Rent is far too high for the space co soldering the state of the apartment.
Advice to owner:
Lower your rent to make the space more appealing otherwise people will keep leaving on you. Fix what’s broken.

Cheapskate. Building is falling apart.

Pros:
A lot of space, but the whole building needs work.
Cons:
Lack of upkeep over the years is evident. Water leaked from third floor apartment into second floor bathroom multiple times. Roaches and ants. Neighbors were loud, smoked weed at all hours, domestic violence issues that the landlord ignored. Broken door handles, clogged pipes, mold, and lack of heat are some of the problems to name a few. Cheapskate ran off with our security deposit.
Advice to owner:
Knock the place down and rebuild since it’s fallen into such poor condition.
