Fine, just fine!

Pros:
Rent-stabilized, friendly neighbors, large apt, good location
Cons:
Management is responsive but not always super keen on helping to fix things. Heat and hw paid by tenant... across the street from hospital and close to firehouse which both are causes for noise at night .
Advice to owner:
Common areas could be nicer
