Avoid At All Costs

Pros:
Close to trains/laundry across the street
Cons:
- MAJOR roach and mice issue. The first few nights of staying here I saw a mouse run across my stove. We live in NYC so I'm thinking "no biggie, i will grab a glue trap". We did not keep a filthy house at all- super spotless. Then day after day we noticed more mice. I contacted the landlord Ramin and he sent an "exterminator" to alleviate the issue. This dude came in and threw globs of peanut butter in the corners of my apartment and under our couch. That did not help. We had to kill over 30+ mice as they were coming through the holes in the cabinets and walls.

The landlord also opened my packages and when confronted about it - threatened to sue me. One evening I came home and noticed my package in the lobby was opened and all was left was the poly mailer. The next day I set up and Decoy package filled with trash and left it in the lobby. Same thing happened. I get a call from the landlord asking me why there was package filled with trash. Why would he admit to opening my package? I have no idea. I told him to not open my packages again and he threatened to sue and evict us.

The tenants upstairs and next door have some serious issues going on and we had to call the cops multiple times. The dude beats on his wife and children and there is screaming happening at all hours of the days. This place sucks. Save your money. This landlord is the worst.

Mice, roaches, water damage, neglect of common spaces

Pros:
Beautiful high ceilings, genuine 3 bedroom where each room is pretty equal, close to train and laundromat, cute location in pretty quiet area, updated appliances in the kitchen. Nice water pressure in shower just not in kitchen sink.
Cons:
Hallway is not cleaned or managed well, trash pickup is often skipped and has piled up horrendously at times, landlord has gotten many sanitation citations for this from the city. Rats outside, mice inside our unit, roaches pretty bad too. Ceiling is leaking and landlord was very slow to address it, at the time of writing this it persists because the source has not been addressed. Didn’t have adequate heat for a whole winter. No online rent payment portal so paying is very difficult
Advice to owner:
Start paying your super what you owe her so she’s actually compensated to manage the building
