Horrible landlord and unsafe building
Pros
Location is convenient and most units have a washer/dryer in unit
Cons
Where do I begin? I moved in here for about 2 years. The apartment was filthy when I moved in and was in major disrepair. The shower would not drain so I snaked it and pull out tons of filth. Within the first couple of weeks I started noticing mice. I figured out that they were coming from a pocket door. Do NOT live in an apartment with a pocket door. Look at my photos of the inside of the wall of the pocket door. Most landlords are so cheap they will not ensure that the floor and walls inside the pocket door area are sealed. Essentially I had a portal to mouse hell. I also had a few roaches (see photos) that were likely coming in through the pocket door as well. It took about a year and a half to get the landlord to correct the issue and remove the door and seal the door opening off. They sent some maintenance guy to fill in the holes, but there were so many that he probably missed some or the mice chewed through them. The apartment was at the front of the building on 34th Street so I had many sleepless nights. You can hear all kinds of street noise. Also, 34th St has the water main, electric, and cable under it. Look at the photos of multiple times that construction was happening all night long and all weekend long. They would put down metal plates that make noise every time a car drives over it. It was SUPER NOISY. The water was shut off multiple weekends in 2022 because the water main needed work. The window in the bedroom did not open so I could not install an A/C. The windows were single pane and so they leaked air and noise. You have to pay for your own heat despite the unit I lived in having steam pipes. The slumlord refused to turn the steam heat on the apartment so I was forced to spend about $350 to $500 a month in the winter to heat the apartment. The penthouse on the 6th floor was an Airbnb while I lived there. The elevator stopped on my floor (5th) and people would have to walk up to the penthouse so I would hear constant noise from people here on vacation. One night an NYPD detective came to my door to tell me that criminals had beat up a guy and stolen his phone/wallet. The criminals used the stolen identity to rent the Airbnb to throw a party. Luckily I was not home the night the criminals were there, but it was very scary to realize I had no protection in the building. The landlord supposedly took the tenant who was renting the Airbnb to court, however, they refused to put up signs that Airbnb was illegal or have staff tell the Airbnb trespassers to leave. The landlord also made a bad choice in tenant for the commercial space on the 2nd floor. This was leased to a spa owner who was arrested for sex trafficking. There were tons of creepy middle aged perverts heading up to the spa, which was also scary and alarming. Women were apparently being held hostage in the space and being forced to have sex with men. The maintenance company also thinks its appropriate to put the garbage cans in the lobby attracting pests and causing a foul odor in the lobby. Overall, this building is a complete tear down dump and the landlord treats it as such except when it comes to rent. I received a non-renewal notice, which was not surprising since I was paying a decent rate due to Covid. The landlord is so incompetent that they called me and said they sent the letter because their attorney told them to do so, but that they wanted to offer me a renewal at a rate that was 82% higher than I was paying. I obviously moved. They took about 4 months to give me my security deposit back and it was only after multiple outreaches to them and threatening to sue that they finally returned my money. I cannot understand why anyone would move into this place especially for $3495 for a studio with no doorman and no super.
Advice to the owners
Tear down the building and find a new profession. You are horrible at your job and this building is a literal dump.
Horrid management, super old building falling apart
Pros
Central location Pretty Staircase
Cons
Management raised rent 50% after we spent months fixing the apartment and making it livable. Closing up mice holes, setting traps, submitting request for leaks and dealing with no hot water Garbage is gross, fills up a whole room on the 1st floor. Smells bad and attracts pests You will be ignored until you submit a violation
