landlord just want rent

Pros:
the super has the building well maintain clean hallways. no hanging out in front of the building like across the street. but the landlord is a slum. once you go inside these apartments you just want to run. the rats the size of cats..
Cons:
the landlord has apts with cabinets and bathroom 1970 and wants market rent. if i tell you as care taker for a 4 tenants in this buildings 2434 & 2438 prospect has RATS the size of cats. roaches all over and its not just one apt its a could that have been to as a care taker. news 12 needs to come visit.
Advice to owner:
you should keep all apartments well maintain and stop offering tenants money to move out. plus giving them month to month lease theirs laws. except their market rent and maintain your building, if a rat bites me while i am doing my job as a care taker, i will hire a lawyer and sue you for negligence. its disgusting that i have to constantly watch my back with the rats and roaches, why become a landlord if you dont care about your tenants, we have you recorded offering tenants money to leave. thats for your office management fix the problems stop trying to act like a wise guy. the tenant in 2434 has been without a oven since 2001 like its disgusting, this landlord does not care about his tenants

The heat is always on point
Cons:
The amount of roaches is ridiculous. They just keep coming no matter what you do and they take over and get into all appliances. I had to throw away my keurig. I make sure the kitchen is cleaned multiple times a day and they’re still appearing. I’ve tried raid spray and gel and traps but still. The exterminator supposedly comes once a month but I’ve seen him 3 times in 2 years.
