Rent stabilized - bare minimum

Pros:
Rent stabilized. Located near transit, allowed pet.
Cons:
Super was never available. Tenants smoked cigarettes inside units always smelled like cigarettes. Cheaply maintained.

Cons:
Not worth it. Will try to milk you for every dime you have. Bumped up rent without informing tenant. Pests are a commonality. Be prepared to deal with mice and rats. Boiler will sent scorching hot water. The houses have no insulation which contributes to outrageous utility bills. Common areas never cleaned. Garbage on halls.
Advice to owner:
Fix boiler and structural problems. Lower rent
