This building is dirty and ghetto!

Pros:
Close to the Metro North.
Cons:
The hallways and common areas are disgusting. The super spends most of his time drinking and socializing with the white shareholders. They drink and have parties by the side door. It looks like the South Bronx!
Advice to owner:
Gramatan is a disgrace, They have no concept on how to manage anything.

Avoid this catastrophe!

Pros:
Close to the Metro North Railroad and major transportation. They building is close to the major highways which makes it easier to travel.
Cons:
The building lacks basic cleanliness and service. The communication with the manager and super is very difficult, they don’t have consistency or order. This building is not worth investing into or renting. The Super spends his weekends drinking beer outside the building, holding gatherings with some of the people in the building. The building has water bugs and roaches. This property is extremely ghetto!
Advice to owner:
If you can’t manage this property, you need to abandon it and allow a professional company to manage it. Most of the shareholders in the building invested into their apartments and you have destroyed their investment. The building will eventually go bankrupt!
