Bad Building; Worse Management

Pros:
The neighborhood; the neighbors. Each unit comes with a corresponding storage unit and if not a washer/dryer itself, has a hookup in-unit.
Cons:
There are unfortunately multiple issues with the building itself. The windows, balcony doors and AC/Heat units are all lacking proper insulation, leading to insane draftiness you will definitely feel in the winter. Upper units have leaks in them that have not been properly sealed offer addressed by management. Lower units struggle with a bad roach infestation that has not been addressed by management. Finishes in the units are cheap. Look up at the ceilings when touring for patches... Those should indicate trouble units with leaks. The building is an elevator building, but the elevator is constantly under maintenance and when it's working, it feels unsafe. The owner charges a premium in rent for roof access, a gym in the basement and a shared hosting space in the basement. The roof has planks of wood with nails sticking out that are bowed up due to rain/water. The gym basement boasts of free wi-fi via a sign... It does not have free wi-fi. The gym equipment is sub-par, not maintained and probably not properly cleaned. The basement hosting area is just full of junk and not somewhere you'd take anyone. It is awkwardly commandeered by a family who has been in the space for years, so using it feels like you're using their things. The salesperson touted a community of residents who have been here for years and all know each other. This is patently false. Most everyone has now moved and the only sense of community left is all of the tenants collectively complaining about their units' issues.
Advice to owner:
Cheaping out on the issues above will eventually land you in court. Stop with short term solutions and get to work on fixing this building or sell it to someone who actually will.
