Great Area, Low Rent, Building is Falling Apart-LL Makes No Repairs

Pros:
It’s a rent stabilized apartment building in Carroll Gardens. Neighbors are very nice.
Cons:
The building management never fixes anything. Door bells don’t work, front door is dodgy and often doesn’t close, hot water is a battle-I’ve never made it through a full shower without major temperature swings, history of gas leaks, walls and ceilings often leak in heavy rain and even crumble, fuses blow constantly, windows aren’t sealed so it’s freezing during the winter, and repair requests just go completely unanswered by landlord. “Super” lives in building but doesn’t fix anything, yells at people over random stuff, blames all the issues on the landlord and goes through everyone’s trash.
Advice to owner:
Fix the place up before something serious happens.

Pros:
Neighbors are amazing.
Cons:
Door buzzers don’t work, super won’t fix the door which is always unlocked, squirrels nest in the ceilings every winter - landlord won’t fix the holes in the roof. Floors in stairways haven’t been cleaned in years
Advice to owner:
We’d feel safer if we had working buzzers and a door that closed and locked
