Cons:
-Property is on a loud and busy street. It's loud at all times of the day. Two bedrooms are in the front so unless you're a very heavy sleeper expect to be woken up my loud music, people screaming, heavy traffic noise, and lots of slamming from businesses down below.
- It's also right next to a Popeyes so if you like the smell of chicken floating around the apartment then this place is definitely for you. With the Popeyes right there it draws a certain crowd. They're open for a long time so lots a homeless people like to hang out around there, and even sit right at the entrance to the apartment. Someone smeared what I assumed was there own poop on the door of the apartment. People will drop a there food right at the entrance of the apartment so watch your step when you exit.
-One bedroom is large and a decent size, but the other two a very tiny. One of them (in the back) doesn't have a closet
- The heat is very sporadic. You don't pay for heat which is nice, but it comes with it's downfalls. The large bedroom gets no heat at all! So I hope you have a space heater. The bedroom next to it seems to get all the heat that's supposed to be spread throughout the apartment. So hopefully you're not a hot sleeper because you will sweat. And the third bedroom may get heat sometimes or it may not.
- The property is not very well taken care of, you can tell that a lot of patch work was done, just to stay up to code, but the place is a shit hole. Things are constanly breaking. One bathroom door fell off its hinges, the oven door handle fell off, there's leaks in the ceiling. Overall the unit is very disgusting.
-Landlord is not very helpful at all! He will act like he cares, but it seems like he's only in it for the money. Whenever he was asked to do something he would tell his men and they would show up either within a day and see what the issue, not do anything then won't return for 7-14 business days to "fix" the issue. If the issue is quick and easy they'll probably do it, but if not they won't show up for weeks later or they won't show up at all. If the landlord or one of his men tell you they're are going to do something, DO NOT BELIEVE THEM! They lie. Was told that the unit was going to be professionally cleaned before move in day. By the time I moved in the full bathroom was covered in newspapers, the shower doors were on the ground, there was trash everywhere! When I asked them to removed the mess they left because they were working on the bathroom they took all the newspaper down then left the trash in the apartment and left without taking it with them! With the combination of the mess in the bathroom, and no hot water I couldn't even shower for a week! They will act nice to your face, buy they don't care at all.
-I saved the best for last, if nothing above convinces you not to live in this apartment I hope this does. THE APARTMENT HAS RATS!! Like the size you see on the streets and subways. Not mice actually rats. When we first notice the sign of rats told the landlord immediately. One of his men and his exterminator friend came by and put down some poison and traps. That did absolutely nothing because the rats showed up again a few weeks later. Their "exterminator" did not do a thorough job at all. We told yhe landlord repeatedly that this was an ongoing issue, but he still did nothing about it. Made a complaint to HPD they inspected the place sent a notice to the landlord and still nothing was done. 5 MONTHS after we finally decided to find our own exterminator because the landlord was dragging his feet and whoever he would have chosen would have come wayy too late. Once we found our own exterminator he was able to come right away and actually find the issue in the kitchen in the lower cabinets there is a bunch of open space and rats chewed their way through. He was able to fix the problem, but he also said that the way the apartment wasn't well completed especially around the radiators it's very possible for them to return.
So please save your money, and the headache and avoid this place as much as possible. I wish I new how horrible this apartment was going to be before I signed the lease. Don't allow the space, and price fool you, it's not worth it.

Stop making promises you have no intention of keeping
