Decent Apartment , Good Location

- amenities are great (post COVID)
- concierge, maintenance, and staff are friendly and helpful
- friendly neighbors
Cons:
UPDATE - 3/7/2025
- Constant construction and power outages to deal with an issue stemming from an electric fire in August 2024
- 3+ full day power outages
- All day noise - permit runs through June 2025
- Management is not responsive


- occasionally hot water will go out and become lukewarm (seems to happen about once per month)
- because packages must be checked in at concierge, it may be a bit after delivery before you can pick them up

Difficult management, doesn't listen

Pros:
Neighbors are respectful usually, no loud noises from other neighbors, extremely clean, great building staff, nice sized apartments, great amenities
Cons:
Daily construction noise, residents allowing their dogs to go off leash and into common areas despite signs posted up, management not listening or caring about tenants whatsoever

Give appropriate responses when we ask questions

I've seen worse, but it could be better

Pros:
The location is fantastic, and the luxury of not worrying about packages being stolen is great. The building staff is amazing and responsive.
Cons:
We've had repeated issues with hot water and electricity. The biggest instance being when there was an electrical fire and the power went out in my apartment for 2 days. They gave us discounted rent for that issue, however there have been shorter annoying electrical issues. The hot water will randomly go away for hours on short notice. Management is rude and gaslighting people who complain.

Be cautious of management

Pros:
It is a very well maintained building even though it’s an older feel. They are on top of maintenance.
Cons:
No woman should ever move here. Not only did they let their super give my ex (who I lived with then) a tool to get the deadbolt open from the other side so he could attack me. (As I tried to get out) Then the super asked men in the building if they “f*cked me” and spoke about my body at the front desk to others. I beg women to be careful. And please listen.
Advice to owner:
If your super sexually harassed a tenant don’t keep him in the building and traumatize a woman anymore than she already had by your employees.

Excellent building and great staff

Pros:
Staff are friendly and responsive. Building is well built and corners weren’t cut unlike a lot of the newest buildings. Amenities are free. Very dog friendly.
Cons:
Rent is expensive, and as building loses rent stabilization over the next few years it might go up even more.

Amazing staff, management, and neighbors

Pros:
I absolutely love The Giovanni. I have lived here for 3+ years and it truly feels like home. All the building staff are incredible and friendly. They really take care of the tenants. Any time I have a maintenance request, it is addressed within 24 hours. I cannot speak highly enough about this building, so much so that I'm already sad about the day we outgrow our 1br!
Cons:
I wish the gym had more weights, stair stepper, and more equipment in general
I also wish the 2 bedrooms were less expensive :( we have a 1BR now and would love to upgrade but not sure it's in our price r

Continue to treat your staff and tenants well.

Decent luxury building

Pros:
Phenomenal front desk staff and maintenance team. Location is very convenient. Apartments are nice and the gym is one of the better ones for this kind of building.
Cons:
Feels like a dorm at times with all the college students. Area is kind of loud.
Advice to owner:
Stop charging tenants for cheap building materials when trying to get back their security deposit.

Worst management company

Love the size of our apartment and the neighbors
Cons:
Horrible management. They have threatened us because we refused them access to conduct construction in our apartment without Department of Buildings permits. Thankfully several units stuck together and forced them to obtain mandatory permits. Now they refuse to submit Tenant Protection Plans for occupied units since we will all be home when they conduct this of removing windows. Concealment of problems instead of fixing issues. Loud construction next door. Mold issues. Condensation issues.

Get more professional management staff at RAGNY

Great space horrible construction

Pros:
Great space, amenities and the fact you only pay for electricity. Gym is spacious and clean and the staff are all amazing
Cons:
Horrible construction right next door that will end “expected” in 2025. The noise is going to be worse than you think- starting from 5am well into the night and the construction company openly violates curfew

Walls between apartments are thin, heaters and AC are noisy
